Important Notice Regarding Compensation

Commissions, fees, and all compensation for real estate brokerage services are fully negotiable and are not set by law. Neither the Minnesota Real Estate Commission nor any other government agency sets or requires specific commission rates. All compensation is determined solely by written agreement between the broker and the client.

Minnesota Law Requirement (Minn. Stat. § 82.66): Notice: The compensation for the sale, lease, rental, or management of real property shall be determined between each individual broker and the broker’s client.

Post-NAR Settlement Disclosure (Effective August 17, 2024): This brokerage fully complies with the National Association of REALTORS® settlement. Offers of compensation to buyer brokers are no longer allowed on the MLS. Any cooperative compensation is fully negotiable between the parties. Brokerage services are never free unless no compensation will be received from any source. All compensation terms are subject to negotiation.

For Sellers / Listing Agreements: The seller and listing broker will negotiate and agree upon the compensation to be paid to the listing broker. Any offer of compensation to a buyer’s broker or cooperating broker is fully negotiable and requires the seller’s prior written approval. The seller has the right to negotiate and refuse any proposed cooperative compensation.

For Buyers / Buyer Representation Agreements: The buyer and buyer’s broker have agreed upon the specific amount or rate of compensation the buyer’s broker will receive. This compensation is objectively ascertainable (for example: a fixed fee, a specific percentage of the purchase price, or another clear method) and is fully disclosed in this agreement. The buyer’s broker will not receive compensation from any source that exceeds the amount or rate agreed upon with the buyer.

Hospice Care

Hospice Care focuses on comfort, quality of life, and supportive care for individuals with a life-limiting illness. Services include pain and symptom management, as well as emotional and spiritual support for both the individual and their family. Hospice is typically delivered wherever the individual resides and is integrated into existing care rather than provided as a standalone setting.

Where is hospice care provided?

Hospice is commonly provided wherever the person lives, including a private home, assisted living community, residential care home, or nursing facility. Certain hospice services may also be provided in inpatient settings.
What services does hospice provide?

Depending on the plan of care, hospice services can include nursing, physician services, medications related to the terminal illness, medical equipment, hospice aides, social work, counseling, therapies, symptom management, short-term inpatient care, and respite care.
Does Medicare cover hospice?

Medicare Part A includes a hospice benefit for eligible beneficiaries who meet Medicare's requirements.
Is hospice only for the last few days of life?

No. Hospice is intended to provide support during the final stage of a terminal illness, and people can sometimes receive hospice services for months when eligibility requirements continue to be met.
Can someone receive hospice in assisted living?

Yes. Hospice can often provide services to residents of assisted living, residential care homes, and nursing facilities. The hospice team works alongside the person's existing caregivers.
Does choosing hospice mean giving up all medical care?

No. Hospice continues to provide medical care focused on comfort, symptom control, and quality of life. The primary change is the goals of treatment related to the terminal illness.
What support does hospice provide to families?

Hospice can provide education, emotional support, social work, counseling, caregiver guidance, respite, and bereavement services in addition to caring for the patient.
