Important Notice Regarding Compensation

Commissions, fees, and all compensation for real estate brokerage services are fully negotiable and are not set by law. Neither the Minnesota Real Estate Commission nor any other government agency sets or requires specific commission rates. All compensation is determined solely by written agreement between the broker and the client.

Minnesota Law Requirement (Minn. Stat. § 82.66): Notice: The compensation for the sale, lease, rental, or management of real property shall be determined between each individual broker and the broker’s client.

Post-NAR Settlement Disclosure (Effective August 17, 2024): This brokerage fully complies with the National Association of REALTORS® settlement. Offers of compensation to buyer brokers are no longer allowed on the MLS. Any cooperative compensation is fully negotiable between the parties. Brokerage services are never free unless no compensation will be received from any source. All compensation terms are subject to negotiation.

For Sellers / Listing Agreements: The seller and listing broker will negotiate and agree upon the compensation to be paid to the listing broker. Any offer of compensation to a buyer’s broker or cooperating broker is fully negotiable and requires the seller’s prior written approval. The seller has the right to negotiate and refuse any proposed cooperative compensation.

For Buyers / Buyer Representation Agreements: The buyer and buyer’s broker have agreed upon the specific amount or rate of compensation the buyer’s broker will receive. This compensation is objectively ascertainable (for example: a fixed fee, a specific percentage of the purchase price, or another clear method) and is fully disclosed in this agreement. The buyer’s broker will not receive compensation from any source that exceeds the amount or rate agreed upon with the buyer.

Residential Assisted Living (Care Homes)

Residential Assisted Living, often referred to as Care Homes, offer a smaller, home-like setting typically serving 4–10 residents. These environments provide personalized care with a lower caregiver-to-resident ratio, making them well-suited for individuals who benefit from more individualized attention. Services may include assistance with daily activities, and in some cases, support for memory care needs or coordination with hospice services.

Frequently asked questions

Common questions about Residential Assisted Living (Care Homes).

What is a residential assisted living home?
+
A residential assisted living home provides personal care and support in a smaller, home-like residential setting. These homes typically serve fewer residents than traditional assisted living communities and may provide meals, medication assistance, help with daily activities, supervision, and other services based on resident needs.
Is a residential care home the same as assisted living?
+
Both can provide assistance with daily activities, but residential care homes are generally smaller and located in residential-style properties. Traditional assisted living communities tend to be larger and may offer more amenities, common spaces, and organized activities. Terminology and licensing requirements vary by state.
What are residential assisted living homes called in different states?
+
Terminology varies. Depending on the state, you may hear terms such as residential care home, board and care home, personal care home, adult family home, adult foster care, assisted living home, or residential assisted living. Families should review the licensing and services of an individual provider rather than relying solely on its name.
Who is a residential care home best for?
+
Residential care homes may appeal to people who prefer a smaller environment, more individualized attention, fewer residents, and a home-like atmosphere. Some homes also specialize in higher care needs, memory care, specific populations, or other areas.
How many residents live in a residential care home?
+
The number varies significantly depending on the home and state licensing requirements. Residential care homes are generally smaller than traditional assisted living communities, which is one reason some families prefer them.
Can residential care homes provide memory care?
+
Some can. Certain residential care homes specialize in supporting people living with Alzheimer's disease or other forms of dementia. Families should ask about staff training, supervision, security, activities, and the home's ability to manage changing care needs.
How much does a residential care home cost?
+
Costs vary based on location, room type, level of care, staffing needs, and services provided. Some homes charge a base monthly rate plus additional care fees, while others use a more inclusive pricing structure.
What should I look for when choosing a residential care home?
+
Consider licensing, staffing, caregiver availability, cleanliness, meals, activities, safety, resident-to-caregiver ratios, experience with your loved one's needs, communication, and overall atmosphere. Because residential homes can differ considerably, an in-person visit is especially valuable.
Are residential care homes less expensive than assisted living?
+
Sometimes, but not always. Pricing depends on the market, services, staffing, care level, and individual provider. Families should compare the total monthly cost and included services rather than assuming one type of care will automatically cost less.
